With Spring just around the corner; love is in the air as Cupid will soon be making his rounds. It’s time for chocolates, flowers, and spending time with the one you love. As you may have seen, your Committees have been busy planning lots of great activities for the neighborhood. Last month, the Social Committee invited us all out to have fun at game night and Neighborhood Watch kept us all informed by inviting Chief Barnett out to the neighborhood for “Doughnuts with the Chief”. I know they have some other great activities in store for us this month so be sure to check out the calendar for all of our upcoming events!
The Board has also been busy with a few improvement items around the neighborhood as well. Most of the lights at the New Bridge entrance are now working thanks to the efforts of Jim Smitherman, our property manager, at Goodwin. We have also asked for a complete electrical audit of the electrical wiring at all of the entrances, and other common areas in the hope that we can repair all remaining electrical issues.
We have also begun to plan for our Annual Meeting in March. With KB now only having a few lots remaining in our community it is very important for everyone to help us make our community everything it could be! With lots of great work being done all around by all of our committees we would love to see everyone at our upcoming events or meetings. The time & date for our annual meeting is still yet to be determined. As soon as this information is finalized, it will be posted on the community website. You will also receive notice via mail along with your voting proxy. Please keep an eye on your mailbox and our community website for updates.

Some important notes regarding this meeting:
ATTENDANCE – we will need at least 90 people to be there or have sent a proxy to have quorum and to allow the meeting to occur. With the growth in our neighborhood, your attendance is now more important than ever. Please make plans to attend or send in your proxy ballot.
ELECTION OF BOARD MEMBERS – 3 of the 5 Board Member positions will be elected, all of which will be residents of the neighborhood. We will be accepting applications for people who are interested in serving on the Board. If you are interested, please contact Jim Smitherman (see below).

Please note that voting for resident board members will ONLY be allowed at the annual meeting. Names of nominees will not be included on the proxy forms sent out before the meeting. This ensures that everyone who wants to run (including floor nominations) will be considered by voters. If you cannot attend, make sure to give your proxy vote to someone whom you trust to vote on your behalf.
If you would like your neighbors to know about you in advance, the bio in the newsletter will be your best opportunity. Please submit your forms as soon as possible.
HOA Annual Assessments Now Due
By now, you should have received your notice for our HOA annual assessments in the mail. This year, we did NOT have an increase in our annual fees. Payment is due on March 1st and will be considered LATE after June 30th.
Assessments are payable ANNUALLY.

Follow the instructions above for logging in to your online account. Sign up for ACH draft by February 20, 2015 to be included in the March 2015 ACH draft. The draft for the full assessment amount will take place on or about March 5, 2015.
Payments are due March 1st, but are not considered late until June 30th. If you are unable to pay in full on March 1st, you may pay $100 per month until June and you will not incur any late fees. If you do not pay the full amount by June 30th, you will incur late fees and your pool privileges will be suspended until your account is brought current.
Failure to pay your annual assessments will result in revocation of your pool privileges for the upcoming pool season. Residents not current on fees are also ineligible for yard of the month prizes.

Changes to Yard of the Month Process
Starting this year, residents may now NOMINATE potential yards for the honor of Yard of the Month. YoM is selected from April through December. Awards are also given for best Halloween and Christmas decorations in October and December.
Waterleaf homeowners are invited to participate in the selection of the Yard of the Month contest by nominating yards to be selected for judging. Homeowners are to complete a nomination form on the community website at waterleaffalls.com The YoM Committee will then visit the homes that were nominated and choose the top four yards from those nominations. If, however, the committee does not receive any nominations, they will choose the winner(s) by driving the entire neighborhood as they have done in the past.
Yard of the Month Rules:
1 – Homes can only win one time per year.
2 – Home must be in good standing with HOA Dues; this will be confirmed by the Property Manager.
3 – Waterleaf homeowners can submit their nominations by completing the online form on the Yard of the Month page on our website or by e-mailing firstname.lastname@example.org.
4 – The committee will choose the winners from the homes that are nominated.
5 – There will be 1st, 2nd, and 3rd place winners.
6 – The 1st place winner will receive a $50.00 Lowes gift card and announced in the next months newsletter. The 2nd and 3rd place runner-ups will also be announced.
7 – First place winners will receive $50.00 Lowes gift cards for the months of April, May, June, July, August, September, October, and November.
8 – The first place winner in December will receive a $100.00 Lowes gift card, second place will receive a $50.00.Lowes gift card, and third place will receive a $25.00 Lowes gift card.
9- The winner and runner-ups will be announced in the next month’s newsletter.
10 – All nominations are due by the first Friday of each month.
11 – The winners will be sent to the Property Manager who will then check for compliance.
12 – Once winners are confirmed, they will be emailed to the Newsletter Committee for announcement in the newsletter.

Citizen’s Policy Academy
The Kyle Police Department is accepting applications for the Spring 2015 Citizens’ Police Academy (CPA). This academy is designed for adult citizens who either reside in the City of Kyle or who own a business within the City.
The start date of the Spring Academy is February 24, 2015. The academy is 10 weeks long, plus a graduation. Classes are one night per week (Tuesday night’s 6p-9p) plus two Saturdays.
This hands-on course will allow citizens a wonderful opportunity to learn about the operations of the Kyle Police Department. Attendees will also be allowed to ride out with a police officer once reaching a specified level of training. Once the graduate completes the course they are provided the opportunity to join the Citizens’ Police Academy Alumni Association designed to maintain close working relationship with the police department and future CPA classes.

City of Kyle Survey
The City of Kyle will be sending out a survey soon with our utility bills to ask taxpayers what areas of concern they would like to see the city focus on and how money should best be spent.
This will be our chance to let the City of Kyle know what issues are important to us and a way to communicate your thoughts if you have been unable to attend a council meeting. Please keep an eye out on your mailboxes for this survey and complete it as soon as possible. Read more here.
Kyle Road Bond Information & Updates
An update posted to the City of Kyle website provided a status update to road work in Kyle. The latest update is as follows:
The $36 million Road Bond Improvement Package that was approved by voters in the May, 2013, general election includes five road improvement projects. Four of which are the reconstruction and expansion of N. Burleson St., Bunton Creek Rd., Goforth Rd., Lehman Rd., and one lastly, the extension of Marketplace Ave.
City Council has hosted a number of public meetings to work out the specifics of the bond package, while allowing input from citizens. City Staff continues to update the status of each of the roads included in the bond package, and a presentation for each road project has been provided. The presentations include information from the engineering companies working on each road and options to keep the roads on budget. See cityofkyle.com for additional information and updates.

Thank you to Kyle Police Department for meeting with us a few Saturday’s ago. They shared a lot of information with us regarding our neighborhood and other areas of Kyle. Officer Plant gave a statistic report of neighborhood calls.
Another thank you goes out to neighbors Cary and Darla Damron for hosting two “Meet Your Neighbors Safety Meetings” this past month.. The neighborhood watch team also attended. Ideas and info were shared, along with talking about the importance of getting to know your immediate neighbors. The group will be planning a block party BBQ to continue building their neighbor relationships. The neighborhood watch team would like to continue these get-togethers around Waterleaf . Our next quarterly meeting will be April 5, 2015. We are looking for volunteers to help stuff envelopes, deliver packets to new neighbors, and we are always accepting donations from local business owners to include in these packets.
