To All of Our Neighbors:

With the cold of winter giving way to some warmer weather the neighborhood has certainly been busy with everyone starting to get their gardens planted. Spring is definitely in the air! So, naturally, our Social Committee has been hard at work planning our annual Spring Fling event. They will have some exciting activities for the kids and maybe even a surprise visit from the Easter Bunny! Be sure to bring the whole family out to celebrate with your neighbors!

We would also like to remind everyone about the Waterleaf Falls HOA Annual Meeting coming up on March 7th. This year’s meeting will be held at the Historic Kyle City Hall located at 109 Burleson Road in Downtown Kyle Square. Sign in will start at 8:30 AM and the meeting will start promptly at 9:00 AM. As always, this meeting is your opportunity to learn about what your Board will be working on in the upcoming year, and to hear your valuable input. Also, this year we will be electing 3 residents to be on the Board of Directors. This means that starting this year the Board will be completely comprised of residents from our community! So come by and participate in helping make this community great!

2015 AnnualMeeting

Some important notes regarding this meeting:

ATTENDANCE – we will need at least 90 people to be there or have sent a proxy to have quorum and to allow the meeting to occur. With the growth in our neighborhood, your attendance is now more important than ever. Please make plans to attend or send in your proxy ballot.

PROXY BALLOT – Meeting notices and proxy ballots have been mailed to all owners. If you are unable to attend, please make certain to give your proxy to a neighbor you trust to vote on your behalf. You may also e-mail your proxy to a board member at or our property manager Jim Smitherman (  **IMPORTANT** If you would like your proxy to count toward quorum, but do NOT want the person to vote on your behalf, please write “FOR ATTENDANCE/QUORUM USE ONLY” at the top of your proxy form.

ELECTION OF BOARD MEMBERS – We will be electing 3 new resident board members at this meeting, which will give our residents complete control of community operations. We have been accepting nominations for representatives for some time and their bio is provided in this newsletter for your review. Nominations for residential board members will also be accepted from the floor at the annual meeting.


Updates to Our Community Pool

At our last board meeting, the board approved updates to our pool and pool area. Work has already begun to re-plaster the pool, which has been overdue. The tile and surfaces will also be fully cleaned before filling the pool back up in preparation for the upcoming pool season.

We will also be working to fix the pool furniture and order new pieces, if necessary. All of the work will be completed in time for our pool to open up in May.

Resident Board Member Nominees

The following individuals submitted their interest form along with a bio for residents to consider during voting at the annual meeting. Please note that nominations are still being accepted and will be accepted at the meeting. Make plans to attend to cast your vote for a residential representative on your HOA Board of Directors.

Darla Damron

Darla Damron is a devoted wife and mother of seven children. She was born and raised in the Austin, Texas area. She graduated from Lockhart ISD, Lockhart, TX. She attended Sul Ross State University and Southwest Texas State University. She also took continuing education courses at De Anza College and West Valley College in California. She lived in California for 21 years until she and her family moved to Kyle, TX in 2008. She and her family have lived in the Waterleaf neighborhood since September 2009.

In the past six years she has served on several Waterleaf Falls HOA committees, including Co-chair on the first Core Committee, Social Committee, Welcome Committee, Pool Committee, and Yard-of-the-Month Committee.

She has worked for Lockhart Independent School District as the Superintendent/School Board Secretary for six years. As their Secretary she supports the Superintendent of Schools and supports the Board of Education by preparing for bi-monthly School Board meetings. Darla enjoys spending time with her family, reading, camping, hiking, walking, and traveling to California to visit her older children. She is an active member in her church. She loves serving and feels that serving others is the best way to make a person and a community stronger.

Megan Honick

My name is Megan Honick; Chris whom has been my wonderful husband of 8 years and also a beautiful daughter Ashley that is 6 years old and you may have seen her around selling the Famous Girl Scout Cookies. My Family and I moved here from Las Vegas, Nv almost 2 years ago, we had an opportunity to better my daughter’s life and ours by moving to the Wonderful state of Texas and we chose Kyle for better schooling as well as the Best communities around. I have been the Social Committee Chair for about 6 months now and I feel like I can do more to help my extended family! I would be Honored to be your voice of the Waterleaf Community and make it the Best in Kyle!

Jason Lolley

Jason and his family have lived in Waterleaf Falls for 2.5 years. In that time, he has served as a Neighborhood Watch Committee Chair and was part of the task force that reviewed and amended the HOA by-laws in 2013. He was appointed to the Board in December 2014 to fill a position left vacant by the resignation of one the KB members.

Angela McGrady

My name is Angela McGrady and I moved to Waterleaf Falls in March of 2011. We relocated to Kyle in July of 2008 from Atlanta, GA. My family consists of my husband, Jason, my five-year-old son, Zander and our three-year-old Chug (Chihuahua/Pug mix) Kahlua. We selected this area because we liked the small town feel of Kyle and were accustomed to living in the suburbs of a large city. Waterleaf seemed the perfect choice and we have grown to love our friends and neighbors, who call it home.

I have been very involved in the community since early 2012, when I became a Chair of the Social Committee. I love meeting neighbors and helping with activities. However, my strengths are more in communication, writing, and organization, so in 2013 I joined the Communication Committee as a Chair. In addition to aiding my co-chair in the newsletter, signage, and website, I also act as a Moderator on the Waterleaf Subdivision Facebook Group. I help to ensure that accurate information is shared with the community and all residents have a respectful avenue in which to share information.

One of my passions is to volunteer with non-profit groups. I have assisted PAWS Animal Shelter and Humane Society in a pet micro-chipping event in Waterleaf, and would like to plan another this spring. My position in Commercial Real Estate affords me the opportunity to work with and support local organizations, so I am no stranger to volunteering my time, and by electing me as a director to the Board, I will serve Waterleaf with the same enthusiasm and effort that I offer to all of my organizations. In closing, I hope that you would consider me a strong candidate for this position. My education, experience, and skills would lend well to this appointment and I would like to see the community have a smooth transition from developer-run to resident-led board.

The Kyle Police Department and Tip411 presents a Free iPhone app to make submitting an anonymous tip quick and even easier.

KylePD Tips app provides citizens with the ability to submit anonymous tips (with a photo attachment option) to the Kyle Police Department. The application also features an anonymous two way interaction between the tipster and Kyle PD.

Yard of the Month Process

A new season for Yard of the Month will begin in April! This is a reminder of the new process put in place for this year’s selection process.

Waterleaf homeowners are invited to participate in the selection of the Yard of the Month contest by nominating yards to be selected for judging. Homeowners are to complete a nomination form on the community website at The YoM Committee will then visit the homes that were nominated and choose the top four yards from those nominations. If, however, the committee does not receive any nominations, they will choose the winner(s) by driving the entire neighborhood as they have done in the past.

Yard of the Month Rules:

1 – Homes can only win one time per year.

2 – Home must be in good standing with HOA Dues; this will be confirmed by the Property Manager.

3 – Waterleaf homeowners can submit their nominations by completing the online form on the community website or by e-mailing

4 – The committee will choose the winners from the homes that are nominated.

5 – There will be 1st, 2nd, and 3rd place winners.

6 – The 1st place winner will receive a $50.00 Lowes gift card and announced in the next months newsletter. The 2nd and 3rd place runner-ups will also be announced.

7 – First place winners will receive $50.00 Lowes gift cards for the months of April, May, June, July, August, September, October, and November.

8 – The first place winner in December will receive a $100.00 Lowes gift card, second place will receive a $50.00.Lowes gift card, and third place will receive a $25.00 Lowes gift card.

9- The winner and runner-ups will be announced in the next month’s newsletter.

10 – All nominations are due by the first Friday of each month.

11 – The winners will be sent to the Property Manager who will then check for compliance.

12 – Once winners are confirmed, they will be emailed to the Newsletter Committee for announcement in the newsletter.

Correction to December YoM

Last month’s newsletter incorrectly stated that the December Yard of the Month Christmas Decorations Winner was 650 Apricot. YoM inadvertently submitted the wrong address, the true winner for December was 605 Apricot. Congratulations!

Please come join us in a fun filled day! We will have an Easter egg hunt for children ages 5 and under starting at 11:15am and one for children 6 and up starting at 11:45am. We will have bounce houses, cookie decorating and a craft workshop sponsored by the Home Depot. We might also have a surprise visit from the Easter Bunny so be sure to bring your camera.  We will be providing hot dogs and beverages so bring the family out and celebrate with us!

Neighborhood Watch

The Neighborhood Watch monthly meetings will be put on hold until late spring due to the lack of participation/attendance at the meetings. Once the weather warms up we will begin having monthly pot-luck BBQ’s around the community. The past BBQ’s we had last year brought more people out which served our purpose of neighbors getting to know each other. We had Kyle Police and Fire attend and no matter the location of the particular block, all resident families are invited. If you would like to volunteer your front yard/street please send us an email and we will get everything set up with you.

There seems to be a lot of complaints of people driving much too fast in the neighborhood. Even though posted speed limit is 30 mph unless otherwise noted, this speed is quite fast for the size of community we are. We have so many children here in Waterleaf and adults who are walking, running, biking and going to and from school in the mornings and afternoons, that top priority should be the safety of all. Let’s slow down, follow or even drop down speed limit, and give the kids and adults a friendly wave. There is nothing more important than slowing down to avoid an accident or worse, that only has us giving up a minute or so.
