Please join us for our first meeting of the summer.  We will have a presentation on home and neighborhood security, Waterleaf and the City of Kyle crime stats to date and hot dogs, chips and a drink!  All families invited!  You may want to bring a blanket or chairs.

Hello Neighbors!

Neighborhood Watch is once again revamping and we need you! We will combine our efforts with the Social Committee and make this years goal to get neighbors out meeting each other. Your involvement is welcome, needed and appreciated by both committees. Let us know your ideas/ suggestions!

For the month of May we are asking anyone to volunteer as Committee Chairs and Block Captains.

Committee Chairs are those who would like an active part in planning and carrying out our duties for events and meetings. We need 1 to 3 people to join us. You can email us your interest or let us know at the BBQ!

Block Captains, this group will be the liaison on your street to help with communication between the two committees. It would be great to have one block captain to every 10 to 15 houses. Your job is to be open to neighbors who may have something to say to the committees, or you may have info to forward via a note card given by the committees. Very simple but so important for all of us!

So with this in mind time for a contest! READY – SET – GO!

We will hand out the prizes at our June meeting so we have one month to get as many of you as we can to help out! If you are interested please email us with your name, address and phone number and we will get in touch! include any questions you may have.


Upcoming events- mark your calendars!

June 3 – Sidewalk Coloring, get your family and chalk out front and get some art on the sidewalks! Imagination – please create a safety message/design. Then take a walk through the neighborhood and enjoy. Meet some neighbors!

July 4 – neighborhood parade and NW first annual Stars and Stripes Yard Award. Prize given for most patriotic yard display. Watch for details in June newsletter.

The neighborhood has been quiet this past month in terms of incidents. But please remember, the warm weather brings many outside. Slow down on the roads, keep eyes open for all using the sidewalks and streets. Keep our pets on leashes. Lights on out front in the evenings.

Some important notes regarding this meeting:

ATTENDANCE – we will need at least 90 people to be there or have sent a proxy to have quorum and to allow the meeting to occur. With the growth in our neighborhood, your attendance is now more important than ever. Please make plans to attend or send in your proxy ballot.

PROXY BALLOT – Meeting notices and proxy ballots have been mailed to all owners. If you are unable to attend, please make certain to give your proxy to a neighbor you trust to vote on your behalf.

ELECTION OF BOARD MEMBERS – We will be electing 3 new resident board members at this meeting, which will give our residents complete control of community operations. We have been accepting nominations for representatives for some time and their bio is provided in the March newsletter (and below) for your review. Nominations for residential board members will also be accepted from the floor at the annual meeting. If you are still interested in nomination yourself or someone you know, please contact our property manager, Jim Smitherman –  – for an interest form.

The following individuals submitted their interest form along with a bio for residents to consider during voting at the annual meeting. Please note that nominations are still being accepted and will be accepted at the meeting. Make plans to attend to cast your vote for a residential representative on your HOA Board of Directors.

Darla Damron

Darla Damron is a devoted wife and mother of seven children. She was born and raised in the Austin, Texas area. She graduated from Lockhart ISD, Lockhart, TX. She attended Sul Ross State University and Southwest Texas State University. She also took continuing education courses at De Anza College and West Valley College in California. She lived in California for 21 years until she and her family moved to Kyle, TX in 2008. She and her family have lived in the Waterleaf neighborhood since September 2009.

In the past six years she has served on several Waterleaf Falls HOA committees, including Co-chair on the first Core Committee, Social Committee, Welcome Committee, Pool Committee, and Yard-of-the-Month Committee.

She has worked for Lockhart Independent School District as the Superintendent/School Board Secretary for six years. As their Secretary she supports the Superintendent of Schools and supports the Board of Education by preparing for bi-monthly School Board meetings. Darla enjoys spending time with her family, reading, camping, hiking, walking, and traveling to California to visit her older children. She is an active member in her church. She loves serving and feels that serving others is the best way to make a person and a community stronger.

Megan Honick

My name is Megan Honick; Chris whom has been my wonderful husband of 8 years and also a beautiful daughter Ashley that is 6 years old and you may have seen her around selling the Famous Girl Scout Cookies. My Family and I moved here from Las Vegas, Nv almost 2 years ago, we had an opportunity to better my daughter’s life and ours by moving to the Wonderful state of Texas and we chose Kyle for better schooling as well as the Best communities around. I have been the Social Committee Chair for about 6 months now and I feel like I can do more to help my extended family! I would be Honored to be your voice of the Waterleaf Community and make it the Best in Kyle!

Jason Lolley

Jason and his family have lived in Waterleaf Falls for 2.5 years. In that time, he has served as a Neighborhood Watch Committee Chair and was part of the task force that reviewed and amended the HOA by-laws in 2013. He was appointed to the Board in December 2014 to fill a position left vacant by the resignation of one the KB members.

Angela McGrady

My name is Angela McGrady and I moved to Waterleaf Falls in March of 2011. We relocated to Kyle in July of 2008 from Atlanta, GA. My family consists of my husband, Jason, my five-year-old son, Zander and our three-year-old Chug (Chihuahua/Pug mix) Kahlua. We selected this area because we liked the small town feel of Kyle and were accustomed to living in the suburbs of a large city. Waterleaf seemed the perfect choice and we have grown to love our friends and neighbors, who call it home.

I have been very involved in the community since early 2012, when I became a Chair of the Social Committee. I love meeting neighbors and helping with activities. However, my strengths are more in communication, writing, and organization, so in 2013 I joined the Communication Committee as a Chair. In addition to aiding my co-chair in the newsletter, signage, and website, I also act as a Moderator on the Waterleaf Subdivision Facebook Group. I help to ensure that accurate information is shared with the community and all residents have a respectful avenue in which to share information.

One of my passions is to volunteer with non-profit groups. I have assisted PAWS Animal Shelter and Humane Society in a pet micro-chipping event in Waterleaf, and would like to plan another this spring. My position in Commercial Real Estate affords me the opportunity to work with and support local organizations, so I am no stranger to volunteering my time, and by electing me as a director to the Board, I will serve Waterleaf with the same enthusiasm and effort that I offer to all of my organizations. In closing, I hope that you would consider me a strong candidate for this position. My education, experience, and skills would lend well to this appointment and I would like to see the community have a smooth transition from developer-run to resident-led board.


Reminder: Neighborhood Watch Meeting

We will be hosting a coffee with Kyle Police Department. Chief Barnett and Officer James Plant will attend. Please come out to meet them and your neighbors. They will be informing us of neighborhood and local incidents, safety tips and answer any questions you may have. If you would like, please email questions in to us and we will forward ahead of time Remember every neighbor is part of Neighborhood Watch. We are the eyes and ears and need to report anything you feel is suspicious. Call the non-emergency number (512) 268-3232 or in case of emergency 911.

Neighborhood Watch had money left in the budget to use by year end. We purchased two folding tables and one propane heater to be shared and used by all committees, we will also purchasing a sound system with microphone. These items along with other committee purchases will help make future meetings more successful. A special thank you to resident Dean Blackmor and Home Depot. Dean received a donation of 28 aprons for event volunteers to wear identifying them as such. Thank you!

Reminder: Core Committee Meeting

The board will rotate the Monthly Core and Board meetings beginning this month. In odd numbered months, an informal meeting will be held with the Core Committee. In even numbered months, a formal board meeting will be held. All residents are encouraged to attend all meetings to voice their concerns and remain apprised of events in our neighborhood.

Reminder: CORE Committee Meeting

Reminder that the CORE Committee is meeting this Thursday at the Park Pavilion. All committee chairs should be in attendance. The Core Committee meeting is the best place for all committee chairs to work together to plan future events and share information.

The time and location of the November Board meeting has yet to be determined. Please check back here for an updated time and location. You can also subscribe to e-mail updates on the right of this page and you will be e-mailed when a date is set.



Call for Resident Board Member Nominations

KB has expressed a serious interest in the neighborhood taking over the Board completely by next year’s annual meeting. We hope to be transitioning 2 of the KB board members prior to next year’s annual meeting. These 2 members will be up for election as well as the final member at the 2015 annual Meeting. As was the 2 resident board members elected at the 2014 annual meeting, the terms will be 3 year terms. Responsibilities will include attendance of monthly Board of Director Meetings, interaction with the property manager as needed, and architectural approvals. November’s Neighborhood Watch Meeting has been canceled and postponed until December. Please keep an eye on your newsletter and the community website for updates.


A note from your Neighborhood Watch:

Thank you Waterleaf Neighbors for making National Night Out a huge success! This was by far the biggest turn out for the event to date! We’d like to also thank Kyle Police Department, Kyle Fire Department, Mayor Todd Webster, Safety & Emergency Services Committee Member Damon Fogley, among others for visiting with us. Many ideas and concerns of both the neighborhood and City of Kyle were shared.

Thank you Lolita Doll with Re-Max (512) 415-9317, for donating the children’s bouncy house, this was a hit all night long! The kids also enjoyed the games! The candy jar “Guess the Pumpkins” game had 393 candy pieces inside. Winning guess goes to Roxanne Zuniga with 375.

Congratulations to our three participants for the dessert contest, all winners! 1st place – Alicia Torres with a black berry banana cream pie, 2nd place – (help us out here, we did not get her name!) with a coconut topped cream pie and 3rd place – Elise Loomis with white chocolate cranberry cookies. All three received a gift certificate.

Have a safe and wonderful November, keep an eye out for each other and the neighborhood, especially with the holiday season approaching. Remember KPD wants to hear from us, report all suspicious and illegal activity seen to them.
